What We Do
Long-term Property Management
Property Sales (Seller and/or Buyer Representation)
Osmosis Real Estate offers complete representation so that from the beginning of the process the client has a factual idea of the processing time and cost.
Specialized associates can assist depending on the type of case.
For each purchase or sale there is a team that comprises; a real estate consultant, a technical consultant (Civil Engineer or equivalent), a legal consultant (lawyer and/or notary), and depending on the case, other specialties are added (for example, real estate appraiser etc.).
Rental Process (Landlord and/or Tenant Representation)
Each partner who undertakes either the lessor’s or the lessee’s side, or both, provides full support up to the final stage of the process.
Draws up the lease based on the suggestions of the company’s legal advisor and assists with the activities associated with public utility services.
Reconstruction & Renovation
Due to our many years of collective experience and our network of vertical production partners, we can undertake from renovations of small apartments to the complete reconstruction of newly built apartment blocks and small hotel units, while using investment financing tools such as the Greek Law for Business Developments or European Resources programs (NSRF).
Portfolio Management
The concept of managing a portfolio, although relatively unknown on the Greek real estate market, Osmosis Real Estate provides the following services:
- The recording of all properties in their current state. Each partner of the company, after receiving all the relevant documents from the client, proceeds to a thorough check and photograph all the properties and record all the necessary details.
- The property evaluation at today’s market value. After the registration is completed, a meeting is held with an engineer and a real estate appraiser to determine on a current basis how much the liquidation of each property is worth or what rate of return it can produce on an annual basis.
- Proposals to optimize the portfolio’s income. After the evaluation stage is completed, we proceed with corrective moves, depending on the goal we have set from the beginning, to optimize the annual performance of the portfolio.
Short-term Real Estate Lease
In short-term leasing, management can be done in more than one ways, depending on the client’s requirements and the specifics of the property.
Collaborative Way
In this case, the property owner assumes the costs of cost-effectively upgrading the property to improve its position against the competition.
We then take over the management of the property with a pre-determined percentage of the turnover. During the upgrade stage, we provide support before and while the works take place, at a very small cost, which essentially only covers the operational costs.
