How was the idea of Osmosis Real Estate born?
Osmosis Real Estate has as its main characteristic the holistic provision of services in every legal transaction. Due to the extensive bureaucracy and the required contribution of various specialties in a sales negotiation, and often in leasing cases, there is a need for a central coordinator. Through this central coordination, a sale or lease process provides the customer with certainty for 2 main reasons:
- There is a someone always over the case, with clear control at every stage, until its completion.
- Because of the central coordination, there is a balance in the roles, responsibilities, and schedules of all involved specialties.
A few words about the Osmosis Real Estate team;
The Osmosis Real Estate team consists of a team of qualified professionals, and depending on the case, other key affiliates can also be used. There are affiliates in the following areas:
- Technical engineering support. It includes specialties such as Civil Engineers, Architects, Mechanical Engineers, Surveyors, Decorators, as well as Certified Appraisers from the Ministry of Finance, both for consulting and construction. In addition, there are specialized subcontractors and committed suppliers, with specifications even for the most demanding customers.
- Legal support. Provision of legal assistance from notaries, lawyers, bailiffs, both for the owner and the buyer/tenant side. Regardless of the fact that the law does not dictate the presence of a lawyer in every legal transaction, due to the intense and complex bureaucracy, it is to safeguard the interests of the client that a legal adviser exists.
- Support of the network of external real estate agents and other specialties depending on the size and special characteristics of the property or the demand from the interested customer. For example, another affiliate network is activated for the sale of a 100m2 apartment and another for the sale of a luxury villa or hotel.

In short-term leasing, management can be done in more than one ways, depending on the client’s requirements and the specifics of the property.

In this case, the property owner assumes the costs of cost-effectively upgrading the property to improve its position against the competition.
We then take over the management of the property with a pre-determined percentage of the turnover. During the upgrade stage, we provide support before and while the works take place, at a very small cost, which essentially only covers the operational costs.
Rental Process
(Landlord and/or Tenant Representation).
Each partner who undertakes either the lessor’s or the lessee’s side, or both, provides full support up to the final stage of the process.
Draws up the lease based on the suggestions of the company’s legal advisor and assists with the activities associated with public utility services.
